A modular gym is a prefabricated training building that arrives in your garden around 90% finished. The steel frame, insulation, services, sports flooring and equipment are all built in a production hall — and installation on site takes just 1–2 days.
This article explains how a modular gym differs from a “container”, what it costs in 2026 and — most importantly — what realistically fits inside each size.
What is a modular gym?
The word “modular” means two things.
First — prefabrication. The whole building is produced as a finished module under controlled factory conditions. What arrives on your plot is a complete structure: walls insulated to 120 mm, windows, doors, wiring and air conditioning. This is not a shipping container with insulation glued on afterwards — it’s a structure designed from scratch as a training space, with a 2.7 m internal ceiling height.
Second — the ability to combine modules. You can join units together. You start with a 6×5 m gym, and two years later you add a second module with a sauna or a cardio zone. A house is hard to extend — a modular gym is very easy to expand.

The price covers design, manufacture, delivery, installation and services. Training equipment is specified separately — depending on your goals, that’s anywhere from a few thousand pounds to well over £10,000. What actually fits inside?
This is the question we hear most. Here are the concrete answers from our own builds:
21 m² (7×3) — a half-rack, a bench, dumbbells 2–30 kg, wall bars and a rower. Serious solo strength training with no compromises.
24 m² (8×3) — all of the above plus a treadmill or a bike, with more clear floor space for bodyweight work.
30 m² (6×5) — the near-square proportions change everything: a full rack, a free-weights zone, cardio and still room for a stretching mat. That’s why it’s the bestseller.
35 m² (7×5) — two distinct zones, e.g. strength + cardio, or a gym plus a reformer Pilates studio. The comfort of a small commercial studio.

A garden modular gym and the planning side
In the UK, a building this size in your back garden often falls under permitted development rather than requiring a full planning application — much like a substantial garden room or outbuilding. The usual conditions apply: limits on height, footprint and how close the unit sits to a boundary, plus tighter rules for listed buildings, conservation areas and properties in National Parks or AONBs.
Because the answer depends on your exact plot and use (residential vs. commercial), the safe approach is to confirm with your local planning authority before you commit.
