Capital allowances – equipment qualifies as plant and machinery; claim Annual Investment Allowance (AIA) in year one
Operating lease – monthly payments are fully deductible as a revenue expense; no capital outlay required
P11D considerations – a gym available exclusively to employees (not the general public) is generally exempt from Benefit in Kind reporting under HMRC rules; confirm with your accountant

FAQ

Does a workplace gym need planning permission or building regulations approval?
A gym for exclusive employee use is a change of use within an existing commercial building. In most cases this does not require planning permission, but may need a Building Regulations application for structural or ventilation changes. We advise on a case-by-case basis.

Who manages the gym day to day?
Typically HR or Facilities. No dedicated staff are needed – a good equipment induction at launch, clear usage guidelines, and regular maintenance keep it running. We provide an operations guide and can supply a maintenance contract.

What companies invest in this?
Tech firms, law firms, financial services, BPO/SSC centres, manufacturing sites and logistics hubs. Anywhere that employee health and retention are priorities and physical space allows.

Can we start with a smaller budget?
Yes. A functional starter gym – cardio unit, dumbbell set, flooring – can be specified from approx. £12,000. We will tell you honestly what is and is not achievable at your budget.
