The concept — a gym as a scalable chain
Marcin Kozowski came with his own brief — not a one-off gym next to a house, not a facility for employees. He arrived with a complete business model and a question: can we deliver this together?
The ONE GYM concept assumes a chain of unmanned container gyms: visually consistent, repeatable to deliver, operating without on-site staff. Each module is a self-contained unit — the customer enters via QR code, trains, leaves.
This is the kind of operating model that has scaled rapidly in the UK and Ireland over the last decade (PureGym, The Gym Group, FLYEfit) — but on a smaller, location-flexible footprint that doesn’t require leasing a 700 m² retail unit.
Functional layout — 40 m²
| Zone | Floor area |
|---|---|
| Training area | ~30 m² |
| Sanitary block (changing + WC) | ~10 m² |
| Total | 40 m² (4 × 10 m) |
Year-round module, fully insulated, with internal height allowing comfortable overhead movements.
Premium architecture and finishing
ONE GYM stands out because it looks like a place you actually want to visit:
- Slat-clad façade in a warm wood tone — natural premium finish, in contrast to standard metal sheet
- Front wall almost fully glazed — large aluminium sliding doors + glass panels on both sides; the interior with full equipment is visible from outside
- Perimeter LED lighting — premium effect especially after dark
- Illuminated ONE GYM logo on the façade — visual identification of the chain
- Wall mirrors in the training area — sense of expanded space
- The unit sits on a hard-paved surface (paving / concrete)
Training equipment (30 m² zone)
Layout optimised for efficient use of 30 m²:
- Multi-station with chosen colour scheme (cable crossover + squat + high and low pulleys)
- Commercial dumbbell set 2.5–25 kg with rack
- Olympic barbell + Olympic plates (full set 152.5 kg) in colour
- Adjustable multi-position bench
- Functional cable attachments
- Cardio area: premium treadmill (model to be specified)
Unmanned access system — the core of the model
Without the access system, ONE GYM doesn’t make sense. Technology replaces staff:
- QR code access — no keys, no cards, no reception
- Booking system integration — users reserve slots in advance
- Monitoring — IP camera, recording, anomaly alerts
- Remote access management — door lock/unlock from the app
The entire setup is designed for a subscription or pay-per-entry model — revenue arrives automatically.
Services and utilities
- Air conditioning with heating + cooling function — year-round comfort
- Electrical installation
- LED lighting: functional + ambient
Why this is an interesting business model
- Low operating cost — zero on-site staff
- Scaling through replication — each subsequent module is the same production, the same process, the same aesthetic
- Locations next to existing services — retail park car parks, petrol stations, residential estates
- Building the ONE GYM brand — identical look at every location = chain recognition
