Apartment building gym — the amenity that sells units

Apartment building gym — the amenity that sells units

Design and equipment for residential building gyms — for developers, management companies and resident associations. Unmanned access, commercial-grade equipment. From £40,000.

  • Unmanned QR / card access
  • Commercial-grade equipment built for intensive use
  • Acoustic design to spec
  • Sales argument for developers

A shared fitness space is now one of the top three amenities driving residential purchase decisions. Its absence = real loss in competitive advantage. We design gym facilities for developers (pre-sale fit-out), resident associations (added value retrofit) and management companies (existing building upgrades).

What developers gain from a quality fitness facility

Sales argument — “24/7 gym” in marketing materials works as well as a pool or playground. For premium flats this drives a £40–£100/m² premium. ➜ Higher conversion at viewings — buyers seeing a finished fitness zone close more easily. Studies show amenities increase conversion by 8–15%. ➜ Brand signal — Technogym or Life Fitness equipment communicates quality across the entire development. ➜ Concession revenue — some developers grant operating rights to PT studios for a monthly fee — additional income stream.

What an apartment building gym should have

➜ Cardio: 3–4 units (treadmill, elliptical, indoor bike) ➜ Strength: power rack + 2–3 machines ➜ Free weights 5–40 kg + barbells ➜ QR access, monitoring, audio system ➜ Stretching zone separated

Frequently asked questions

Does a gym increase apartment building value?
Yes — a shared fitness facility is one of the top three amenities driving residential purchase decisions (alongside parking and outdoor space). For premium developments the price/m² premium is typically £40–£100 — at scale this is often 1.5–4× the cost of fit-out.
How does resident access work?
Unmanned: QR code from a booking calendar, key-card, or mobile app. Each resident has individual 24/7 access. The system logs entries (statistics for the manager). No reception needed — operationally simple and economical.
Will gym noise transfer to apartments?
Not with a correct design. We use: 40 mm acoustic sports flooring with vibration isolation, equipment-specific damping mats, ceiling acoustic panels, party wall insulation. For buildings with apartments directly above the gym — enhanced damping and quiet equipment selection (no free weight drops).
Who maintains the gym after handover?
Typically passes to the management company or resident association. We offer service contracts (quarterly inspections, 48 h emergency response) — standard maintenance cost similar to common-area cleaning.
What does a residential building gym cost?
Small (30–50 m², 2–4 equipment stations) — £40,000–£70,000. Medium (50–80 m², full cardio + strength) — £70,000–£120,000. Premium (80–150 m², stretching zone, showers nearby) — £120,000–£200,000. All include 3D design, commercial equipment, installation and service. Operating leases available for developers.
