Who is the Residential GymBox for?
➜ Property developers building multi-family schemes – a ready amenity zone in 10–14 weeks ➜ Residents’ associations – a shared investment that lifts property value ➜ Property managers – a turnkey solution without the headache of fitting out a basement unit ➜ BTR (Build to Rent) funds – a premium element of the rental offer
What sets a residential GymBox apart from a standard module?
A standard Gym Box is a training space for 1–4 people. A Residential GymBox is a complete communal facility – with sanitary facilities, access automation and resistance to heavy daily use.
| Element | Domestic standard | Residential GymBox |
|---|---|---|
| Sanitary facilities | None (the house is next door) | WC + shower + washbasin in separate cabins |
| Access | Key with the owner | Electronic lock (PIN / RFID / app) |
| Equipment | Tailored to specific users | Universal set for 15–60 apartments |
| Ventilation | Split AC | MVHR + AC (higher air change rate) |
| Floor | 8–10 mm sports rubber | 15 mm sports rubber + reinforced zone for free weights |
| Cladding | Individual aesthetic | Anti-graffiti, easy-to-clean finish |
| Service | On-request maintenance | 2× per year with a report for the manager |

How to account for a GymBox in a development project
For developers – amenity investment: ➜ The GymBox cost is added to the development cost and recoverable VAT applies as standard ➜ The full amount feeds into the book value of the asset ➜ Operating leases are available – especially in phased schemes
For residents’ associations – shared investment: ➜ Funded from the reserve fund or by special levy ➜ Costs spread across apartments by ownership share ➜ For a 40-apartment scheme, a £48,000 package = £1,200 per apartment
For BTR funds: ➜ Depreciated over 10–20 years as a fixed asset ➜ A rental uplift of £10–£30/month per unit typically recovers the cost in 3–5 years
Operating cost – what it means for the management budget
Monthly utilities (40–60 apartments): ➜ Electricity: £40–£60 (lighting, AC, MVHR, equipment) ➜ Water: £8–£18 (shower + washbasin, WC) ➜ Heating in winter (heat pump): £25–£45 ➜ Total: £75–£125 / month
For 40 apartments that works out at £2–£3 per apartment per month – less than one coffee.
Annual servicing and inspections: ➜ Training equipment inspection (2× per year): £500–£800 ➜ AC / MVHR service: £130–£200 ➜ Annual electrical inspection: £70–£110 ➜ Cleaning (contracted, 3× per week): £170–£300 per month
Common concerns – and how we answer them
“What about vandalism and graffiti?” Cladding uses timber battens or steel panels with an anti-graffiti coating. Outdoor CCTV is optional. In practice, residents treat the building as their own – vandalism is rare.
“What about noise for the closest apartments?” The GymBox has 45 dB acoustic insulation in the walls plus reinforced flooring that absorbs dropped-weight vibration. Site measurements at a 2024 reference project: an apartment 5 m from the module recorded 32 dB inside. That is silence.
“Will it look right on the scheme?” We design the cladding to match the scheme’s aesthetic. Timber battens, metal louvre panels, glazed façade with awnings – choose materials in line with the main buildings.
“Who keeps the inside tidy?” Three mechanisms: (1) a clear rules notice at the entrance, (2) internal CCTV (GDPR-compliant, 7-day retention), (3) access logging via the app – you know who used it last. In 95% of cases residents police themselves.
Step-by-step process for developers
- Consultation (1–2 days) – analysis of apartment count, scheme profile, amenity scope
- Concept + quote (5–7 days) – module proposal, floor plan, visualisation, commercial offer
- Contract + deposit (1 day) – 30% of the order value, specification sign-off
- Design + formalities (2–3 weeks) – technical design, coordination with the architect, planning application where needed
- Production (6–8 weeks) – module manufactured in our Polish facility
- Delivery + installation (1–3 days) – arrival on site, placement, utility connections
- Technical handover (1 day) – equipment tests, manager training, key / code handover
Total: 10–14 weeks from contract signature.
