How to account for a GymBox in a development project

Operating cost – what it means for the management budget

Common concerns – and how we answer them

“What about vandalism and graffiti?” Cladding uses timber battens or steel panels with an anti-graffiti coating. Outdoor CCTV is optional. In practice, residents treat the building as their own – vandalism is rare.

“What about noise for the closest apartments?” The GymBox has 45 dB acoustic insulation in the walls plus reinforced flooring that absorbs dropped-weight vibration. Site measurements at a 2024 reference project: an apartment 5 m from the module recorded 32 dB inside. That is silence.

“Will it look right on the scheme?” We design the cladding to match the scheme’s aesthetic. Timber battens, metal louvre panels, glazed façade with awnings – choose materials in line with the main buildings.

“Who keeps the inside tidy?” Three mechanisms: (1) a clear rules notice at the entrance, (2) internal CCTV (GDPR-compliant, 7-day retention), (3) access logging via the app – you know who used it last. In 95% of cases residents police themselves.


Step-by-step process for developers

  1. Consultation (1–2 days) – analysis of apartment count, scheme profile, amenity scope
  2. Concept + quote (5–7 days) – module proposal, floor plan, visualisation, commercial offer
  3. Contract + deposit (1 day) – 30% of the order value, specification sign-off
  4. Design + formalities (2–3 weeks) – technical design, coordination with the architect, planning application where needed
  5. Production (6–8 weeks) – module manufactured in our Polish facility
  6. Delivery + installation (1–3 days) – arrival on site, placement, utility connections
  7. Technical handover (1 day) – equipment tests, manager training, key / code handover
