A gym that works for you — without hiring anyone
The unmanned model changes the rules. Instead of paying staff to open and close the gym, the system does it automatically — around the clock, 7 days a week.
This pattern has scaled rapidly across UK chains (PureGym, The Gym Group, FLYEfit in Ireland) and DACH (McFIT, FitX, Easyfitness). The same business case applies at single-unit scale — a smaller capital outlay, location flexibility and lower operating cost.
DOES THIS SOUND FAMILIAR?
➜ You want to earn from a gym, but you don’t want to create a new headcount ➜ You have land, a plot by a residential block or ground next to your office — and you don’t know how to use it ➜ You see the growing market for small gyms and want to enter without the risk of a large lease ➜ You’re thinking about passive property income
GymBox unmanned is complete infrastructure — physical and digital — ready to run a subscription or pay-per-use model.
How does the unmanned system work?
Entry and access
➜ Tedee smart lock or equivalent — app control with PIN code ➜ QR code generated after payment or membership activation ➜ Mobile app — booking, payment, training history ➜ IP monitoring — live view, recording, alerts
Business models
| Model | Description | Indicative price |
|---|---|---|
| Pay-per-use | Single entry via QR | £2–3.50 / entry |
| Monthly membership | Subscription via app | £18–30 / month |
| Corporate access | For companies, associations, employers | negotiated |
Technical integrations (optional)
➜ Booking system (online calendar) ➜ Payment gateway (Stripe, GoCardless, Adyen) ➜ SMS / email notifications ➜ Admin panel with revenue reports
How much can you earn?
Example calculation for a location next to a residential estate (200 flats):
| Metric | Value |
|---|---|
| Active monthly users | 40–80 |
| Monthly membership | £25 incl. VAT |
| Monthly revenue | £1,000–2,000 |
| Operating cost (electricity, service) | ~£100–150 / month |
| Net monthly profit | ~£850–1,850 |
| Payback | 2–4 years |
Indicative calculation — actual results depend on location and pricing model.
